Start with these three

What can I qualify for?

Career stage, lender, specialty, down payment and source, your line of credit, student debt, partner income — the full B-20 stress test with the insurance premium inside the solve.

Line of credit: balance or limit?

The same line read five ways, from 3% of your limit to a 15-year amortization on a lender's own line. The gap is the number that moves approvals.

Price the renewal letter

Your bank's offer against a competing rate over the whole term — payment difference, interest difference, and the balance gap at term end.

The rest

Check my current rate

Your rate measured against a working desk reference, plus the estimated penalty to switch and your break-even in months.

Corporate income — three lenses

Draw only, grossed-up dividends, and add-back programs on the same corporation, side by side.

Rent vs buy

Seven western cities, honest closing costs including BC property transfer tax, and the year buying pulls ahead.

Prepay or invest?

After-tax math on surplus cash — a guaranteed tax-free return at your mortgage rate versus what the market has to beat.

Investment property

Cap rate against a city benchmark, monthly cash flow, and debt-service coverage.

What you'll be asked for

For a projected-income file, usually: confirmation of your residency or fellowship enrolment, or your signed employment/associate contract with specialty and start date; proof of licensure or College registration; recent Notices of Assessment plus a current income document; your down-payment source with about 90 days of history (a gift letter if any of it is gifted); and your line-of-credit and other debt details. Ramin sends a tailored checklist once your lender is chosen.
